When CC Land UK sought to elevate the energy performance of One Kingdom Street, they required a partner capable of navigating the tightening landscape of MEES regulations. With the building’s existing “E” rating set to become obsolete under upcoming 2027 and 2030 standards, London Fit Out (LFO) was appointed to deliver a comprehensive strategic intervention. Our primary objective was to transition the building from a precarious “E” to a market-leading “B” rating. We conducted detailed thermal modelling and assessments to ensure that the landlord’s asset would not only remain compliant but would become a premier choice for energy-conscious blue-chip tenants in an increasingly competitive London market.

 

The technical heart of this project involved a sophisticated overhaul of the building’s life-expired central plant. LFO managed the high-risk transition from aging boilers and chillers to high-efficiency, refrigerant-based DX systems with precision controls. This shift allowed us to enhance the building’s occupancy capacity from 1 person per 10m² to a much denser 1 person per 8m², significantly increasing the floorplate’s commercial value. Furthermore, we designed and installed standalone energy monitoring for heating and cooling across refurbished floors, empowering the landlord with granular data for tenant billing and identifying future energy-saving opportunities.

 

This Large-Scale CAT A Delivery spanned a massive footprint, including full CAT A refurbishments across the 6th, 2nd, and 1st floors—covering over 74,000 sq. ft. of premium office space. Beyond the workspace, LFO executed a total building LED lighting upgrade across 11 floors and a complete refurbishment of the WCs and lobbies. A standout element of the project was the ground-floor reception transformation, which required complex structural upgrades to the floor slab to accommodate significant natural planting and large-scale indoor trees. From the basement staff canteen to the roof-level plant frameworks, every inch of the building was touched by LFO’s commitment to quality.

 

With six of the eleven floors remaining fully occupied by tenants throughout the duration of the works, LFO implemented a meticulously phased programme. We managed the refurbishment of the AHU plant and thermal wheels in stages to ensure zero impact on building functionality. By successfully delivering structural alterations, external roof-plant extensions, and internal high-end finishes while tenants remained in situ, LFO proved that complex, heavy-duty construction and refined interior design can be delivered in harmony without compromising the tenant experience.
