About Project

The Vision: A 360-Degree Immersive Theatre for Ogilvy and VMLY&R’s 40,000 sq ft headquarters at Sea Containers House, the brief transcended traditional office design. The centrepiece was a “Flagship” immersion room—a high-concept theatre designed to allow global brands to experience 360-degree retail simulations and marketing strategies. This space was designed to feel like a high-end showroom rather than a corporate office, providing an unforgettable sensory experience for Ogilvy’s elite clientele. To support this, LFO delivered a comprehensive CAT B fit-out across the floorplate, including bespoke kitchens, high-spec meeting rooms, and advanced comms infrastructure.

 

The Challenge: Silent Power Beneath a Luxury Hotel. The project presented a high-stakes engineering challenge: the office floor sat directly beneath a premium London hotel. The Flagship room required sound output levels comparable to a major nightclub to achieve its immersive effect. The primary concern was the potential for noise and vibration to penetrate the hotel rooms above, a risk that threatened the project’s viability. Working with our specialist acoustic engineers, LFO developed a bespoke “box-within-a-box” design. This involved floating the entire structural shell of the Flagship room on high-performance isolation mounts to decouple it from the building’s primary structure.

 

In addition to the Flagship suite, LFO constructed three high-specification sound studios. Each of these rooms was built to a rigorous acoustic standard, utilising floating floor technology and specialised sound-rated partitions. Every penetration for MEP services was meticulously sealed and attenuated to ensure zero sound leakage. The complexity of managing these “floating” environments within a fully occupied building required clinical precision, ensuring that the heavy construction of the studios did not interfere with the ongoing operations of the adjacent Ogilvy teams or the hotel guests overhead.

 

An Invisible Engineering Triumph. Upon completion, the results were definitive. Extensive sound tests were conducted within the hotel rooms directly above the Flagship suite while the audio system was running at maximum capacity. The result was total silence: no noise or vibration was detectable in the hotel environment. LFO had successfully delivered a world-class, high-octane marketing tool in one of the most acoustically sensitive locations in London. This project stands as a testament to our ability to combine “theatre-grade” aesthetics with invisible, life-critical engineering.
