About Project

Occupying a prime location overlooking Harrods and the Knightsbridge main road, Landor & Fitch required a flagship headquarters that reflected their status as a world-leading brand transformation agency. Operating under a JCT Design & Build contract, LFO executed a comprehensive CAT B fit-out across 30,000 sq ft and two expansive floors. The project began with a complete strip-out of the existing legacy offices, clearing the way for a modern, high-specification environment featuring premium wood flooring, bespoke finishes, and a seamless blend of collaborative and private work zones.

 

The defining feature of this project was a significant structural intervention that physically and visually unified the two floors. LFO managed the complex process of cutting through the existing floor slab and installing the necessary structural reinforcements to accommodate a stunning, feature metal spiral staircase. Rising from the newly designed main reception up to the upper level, this staircase serves as a bold architectural statement. This intervention was complemented by a bespoke reception desk and a visitor breakout space designed to provide an immediate sense of luxury and brand identity upon entry.

 

Beyond the open-plan office spaces and executive meeting rooms, the brief focused heavily on elite staff amenities. LFO delivered high-end shower and WC facilities, alongside two distinct culinary hubs: a bespoke client-facing kitchen and a vibrant staff breakout area. The “crown jewel” of the workspace is the external terrace; LFO transformed this outdoor area with high-quality artificial turf and curated seating, providing employees with a unique sanctuary overlooking the bustling streets of Knightsbridge and the iconic Harrods storefront.

 

The execution of the Landor & Fitch headquarters coincided with the unprecedented challenges of the COVID-19 lockdowns. Despite severe supply chain shocks and material shortages that paralysed much of the industry, LFO’s procurement specialists and project managers implemented rigorous time-managed strategies to secure the delivery of all essential components. Through meticulous planning and agile site management, we ensured the project was completed on schedule, allowing staff to return from the shutdown to a world-class, ready-to-use flagship office.
