Located in the heart of London’s financial district, Aldermary House required a sophisticated refurbishment strategy to meet the evolving demands of City-based tenants. Operating under a JCT Design & Build contract, London Fit Out was tasked with transforming 32,000 sq ft of space across four floors. Our objective was to take the building from a raw shell-and-core state to a premium CAT A++ (Plug-and-Play) finish. This high-spec “turnkey” approach was designed to allow incoming tenants to move in and begin operations immediately, blending high-end aesthetics with functional, ready-to-use infrastructure.
The project involved a comprehensive overhaul of the building’s MEPH systems. LFO’s engineering team meticulously redesigned and altered the mechanical and electrical services to support the new, high-density layout plans, ensuring that every floor met modern performance and sustainability standards. Across the four floors, we delivered a mix of CAT A and CAT A+ finishes, featuring bespoke partitions, high-performance acoustic solutions, and contemporary flooring. Through our dedicated sister company, we also managed the full furniture procurement and installation, ensuring the interior styling was perfectly aligned with the architectural vision.
Beyond the primary office floorplates, LFO’s scope extended to the vital “first impression” areas of the building. We carried out a high-end refurbishment of the main reception, creating a welcoming, professional entrance that reflects the building’s prestigious Bank location. Recognizing the importance of modern “End-of-Trip” facilities, we also transformed the basement into a sleek, functional hub featuring luxury shower rooms and secure bike storage. To ensure a cohesive design language throughout the property, we executed a full decoration of the main staircase and lobbies, complemented by a new, intuitive signage system.
