Moving into the iconic Shipping Building in Hayes, ABV Solicitors required a workspace that reflected both their professional standing and the building’s distinct architectural character. Because London Fit Out had originally built the CAT A floor space for the landlord, we were personally recommended to the tenant. This allowed for a seamless transition where we could immediately begin the CAT B transformation, utilising our existing knowledge of the MEP services and structural layout to fast-track the design and build process.

The interior design focused on an “Industrial Chic” aesthetic that complemented the building’s history. LFO installed high-specification Crittall-style glazing and glass doors to form the new private offices and client meeting rooms. This choice provided the necessary acoustic privacy required for a legal practice while maintaining a sense of transparency and light. The industrial feel was further enhanced by the exposed services we had previously installed, now perfectly integrated with the new partition layouts and bespoke glass-fronted offices.

Despite the compact 4,000 sq ft footprint, the project required a total technical integration. LFO carried out precise modifications to the lighting, air conditioning, and ventilation systems to align with the new cellular office layout. We also installed a comprehensive new data cabling network to support ABV’s legal operations. Working under a “Bums on Seats” mandate, we collaborated closely with the client to procure and install a bespoke office furniture package that arrived in perfect sync with the construction handover, ensuring the space was operational from day one.

A 5-Week Sprint – The primary success of the ABV project was the speed of delivery. By removing the need for a third-party contractor to “discover” the building’s services, LFO managed the entire project from procurement to completion in just five weeks. This accelerated timeline was only possible due to the trust established between the landlord, the tenant, and LFO. The result is a clinical, turnkey solution that allowed ABV Solicitors to transition into their new flagship headquarters with zero downtime and total confidence in the building’s performance.
